Ponce Park: 58 Residences in the Heart of Coral Gables
A boutique tower built in the language of The City Beautiful.
Coral Gables was planned a century ago around a simple idea: that a city could be beautiful on purpose. Ponce Park carries that idea eleven stories up, in a tower of just 58 homes at the corner of Ponce de Leon Boulevard and University Drive.
Most new towers in Miami are designed to look like they could stand anywhere. Ponce Park was designed to look like it could only stand here. Arched openings, deep-set windows, balustraded terraces, and a crowning bell tower draw directly on the Mediterranean Revival architecture George Merrick wrote into Coral Gables in the 1920s, the same vocabulary you see at the Biltmore Hotel and along the city’s oak-shaded residential streets.
The building sits on the edge of downtown Coral Gables, directly across from The Plaza Coral Gables and a short walk from Miracle Mile. From the rooftop, the outlook is over the low, green canopy of the South Gables.
A new landmark on Ponce de Leon
Ponce Park is the work of a small, deliberately chosen team. The developer is the Allen Morris Company, founded in 1958 and one of Florida’s original development firms, with 92 projects behind it. The architecture is by John Cunningham, working with Zyscovich. Cunningham is a neoclassicist best known locally for Alhambra Towers, and his hand shows in the building’s proportions and its classical detailing.
“We believe it is poised to become the next iconic building in The City Beautiful.”Allen Morris, Chairman and CEO, Allen Morris Company
The interiors are by Meyer Davis, the New York design studio behind hotels, restaurants, and residences around the world. Landscape design is by Andres Arcila of Naturalficial, who is also leading the redesign of nearby Ponce Circle Park.
Inside the residences
Residences range from two to five bedrooms, plus penthouses. Each one begins at a private elevator that opens to a wood-paneled foyer and a pair of double doors, so arriving home feels more like arriving at a house than a hallway. Ceilings rise to as much as 11 to 12 feet, and the finishes lean toward natural materials: European oak floors, natural stone, and custom Italian walk-in closets with wood cabinetry and built-in shelving. Smart-home technology is integrated throughout.
The terraces are one of the building’s defining features. At 11 feet deep, they are wide enough to furnish as a true outdoor room, and each one comes with a fully equipped summer kitchen and finished tile flooring that carries the line of the interior straight outside.

The kitchen
Kitchens are designed by Meyer Davis around handcrafted Italian wood cabinetry and Italian stone countertops finished with double waterfall edges. A chef’s island anchors the room for both cooking and gathering.
The appliance suite is Sub-Zero and Wolf, including a 60-inch refrigerator and a built-in wine preservation system, with 60-inch La Cornue gas ranges in select residences. A full-height pantry and concealed appliance storage keep the counters clear.
Amenities, floor by floor
Rather than one amenity deck, Ponce Park spreads its private spaces across four levels of the building, each with its own purpose.
Ground level
A private lobby lounge and an artistically designed grand staircase rising to the mezzanine.
Mezzanine
A wellness spa with separate men’s and women’s areas, each with steam and sauna rooms, plus a co-ed hammam and private treatment suites. A private dining room for smaller gatherings.
Zen level
A fitness center with premium equipment, opening onto a private outdoor Zen Garden.
Rooftop
A lap pool, reflection pool, cold plunge, and Jacuzzi, with private cabanas and sun decks. A rooftop lounge with a staffed bar, intimate seating, and outdoor terraces overlooking the South Gables.
Service is run on a hospitality model. There is a doorman and a hospitality-trained concierge, 24/7 valet with an attended lobby, and 24-hour security. Mail is delivered to each residence, and the concierge handles laundry and dry cleaning, pet care and dog walking, grocery shopping and delivery, courier errands, and restaurant reservations on and off the property.
Residents can also arrange housekeeping, private chefs, and wellness treatments à la carte through the concierge. Private storage is available for purchase.
The City Beautiful, at your doorstep
Coral Gables has always been a walking city, and Ponce Park is placed to take advantage of it. The Plaza Coral Gables, a billion-dollar shopping and dining district, is directly across the street. Miracle Mile and Giralda Plaza are a few minutes on foot, and the Shops at Merrick Park are a short drive south. The surrounding streets are shaded by the live oak and mahogany canopy the city is known for.
Beyond the immediate blocks, residents are close to the things that have long drawn families to the Gables: the Biltmore and Granada golf courses, the Venetian Pool, the University of Miami, Fairchild Tropical Botanic Garden, and a concentration of well-regarded private schools. Coconut Grove, Brickell, and Miami International Airport are all within easy reach.

A new Ponce Circle Park
Just steps from the building, Ponce Circle Park is set for a $9 million transformation led by the Allen Morris Company and designed by Andres Arcila, the same landscape architect behind Ponce Park’s own grounds. The plan reimagines the park as a place for nature, wellness, and culture, effectively giving residents a public garden down the street.
